Sales increased 5% from the prior year

The San Antonio housing market recorded 3,328 sales in July 2026, a 5% year-over-year increase, according to LERA Multiple Listing Service statistics published by the San Antonio Board of REALTORS® (SABOR).

The increase shows that buyers remained active, while other indicators confirm that they still had time and options to evaluate a purchase carefully.

Prices maintained moderate growth

The average price was $388,070, up 3% from July 2025. The median price reached $315,000, a 2% increase, while the average price per square foot remained unchanged at $176.

The median represents the midpoint of all sales and often provides a useful reference for the price of a typical home because it is less affected by extremely high- or low-priced transactions.

Inventory remained at a balanced level

The market had 6.11 months of inventory and 17,567 active listings, 3% more than a year earlier. For buyers, broad selection can make it easier to compare neighborhoods, conditions, prices, and financing options.

During July, 4,767 new listings entered the market, down 4% year over year. Pending listings totaled 2,554, a 13% decline. These figures suggest that although closings increased, the pace of future contracts deserves attention in the coming months.

Homes took longer to sell

Homes averaged 81 days on the market, 11% more than in July 2025. Properties also sold for an average of 93.0% of their original list price.

For buyers, these indicators may create opportunities to evaluate condition, review comparable sales, and negotiate with information. For sellers, they reinforce the importance of setting a realistic price from the beginning.

Most sales were between $200,000 and $499,999

More than two-thirds of July transactions were concentrated in the $200,000 to $499,999 range.

  • 13.72% of sales: $199,999 or less.
  • 67.48% of sales: $200,000 to $499,999.
  • 11.98% of sales: $500,000 to $749,999.
  • 6.82% of sales: $750,000 or more.

The rental market also expanded

SABOR reported 4,963 active residential rental listings, 5% more than a year earlier, and an average monthly rent of $1,877.

When comparing buying with renting, consider the full cost of each alternative: monthly payment, down payment, closing costs, taxes, insurance, maintenance, and how long you expect to remain in the home.
